How to Determine if a Property Lies within a Flood Zone

When house hunting in Brownwood, TX, you’ll find it helpful to know if a property lies within a flood zone. If it does, the home will cost you more each month because you’ll need to purchase flood insurance for it to comply with federal law.

Robnett Integra Insurance Services can help you comply with the law. We also want to help you understand how to tell if a home you’re considering purchasing will require this extra policy.

Check the Realtor’s Website

The listing agent or real estate agent handling the home for its owners should list any unusual or unique features of the house, both good and bad, in its description. Typically, the only time you’ll see a mention of a flood zone means it requires insurance. That’s part of what falls under legal disclosure requirements when selling a property.

Check the FEMA Website

The Federal Emergency Management Agency (FEMA) maps the US for flood zones. It conducts studies of each locality to determine flood risk at the home level. That massive undertaking began in the 1970s and continues today. The Agency makes these maps available on its website.

Choose to view your potential homes in the FEMA viewer or National Flood Hazard Layer (NFHL). You can choose either from the main page we link to above. These satellite views of the local areas can also help you see the neighborhood and its layout. If you zoom in, it provides a fine enough view to determine which homes have solar panels on the roof, which ones have a swimming pool, and what types of vehicles were parked in the driveway when the satellite took its photo.

The maps tell you where the flood zone lies and which zone the address falls within. If FEMA zoned the neighborhood A or D or something else, it will appear on this map. If the property falls within a zone marked A, AE, AR, A1-A30, A99, AH, AO, V, VE, or V1-V30, it requires flood insurance.
